Reset Property Care (ABN: 37 097 445 745). Last updated October 2026.
All work undertaken by Reset Property Care is governed by these Terms and Conditions. Written quotes are based on initial visual inspections or information supplied by the Client (Property Manager, Care Provider, Plan Manager, or Private Individual). If undisclosed damage, extreme contamination, or hazardous materials are discovered on-site, Reset Property Care reserves the right to pause work and issue a revised scope before proceeding.
The Client is responsible for ensuring clear, safe access to the property at the agreed time, including functional key collection arrangements. Functional electricity and pressurized running water must be connected to the property unless explicitly agreed upon in advance. If our team attends a site and is locked out, access is refused, or utilities are disconnected, a Callout / Lock-Out Fee of $150.00 + GST or 50% of the scheduled day's labor applies.
Hot water carpet extraction flushes, suspends, and extracts deep soils in compliance with AS/NZS 3733 standards. Extraction does not reverse permanent wear, fiber flattening (matting), pet urine rot of carpet backing, delamination, or permanent chemical bleaching. While our treatments neutralise active bacteria and biological odours, severe sub-floor contamination may require carpet and underlay replacement.
Drywall repairs are executed using commercial reinforced backing and rapid gypsum base compounds. While topcoats are matched using current paint swatches or supplier color matching, natural UV oxidation, wall settling, and aged paint on existing adjacent walls may result in slight visual sheen differences under direct sunlight.
For the safety of our technicians, the presence of raw sewage, uncapped hypodermic syringes, extensive rodent carcasses, or hazardous biological materials must be declared prior to attendance. If discovered unannounced, our team will make the immediate area safe and provide a certified biohazard remediation variation.
Reset Property Care maintains $10,000,000 in Public Liability Insurance. We are not liable for incidental damage resulting from pre-existing structural weakness, rotten timber, crumbly aged grout, or degraded carpet backing that disintegrates under standard commercial hot water extraction.
